A development application proposes a 24-hour Metro Petroleum service station at 146–148 Gan Gan Road. The applicant's additional information lodged in July 2026, does not resolve the flood, contamination & traffic concerns.

Newcastle Sand proposes to build a sand quarry at 3631 Nelson Bay Road, Bobs Farm. The State Significant Development proposes digging up to 530,000 tonnes of sand per year for 10 years.

Port Stephens Council has approved a planning proposal to rezone 27 Campbell Avenue from public recreation to low-density residential and reclassify it from community to operational land, enabling its potential future sale.

Anna Bay continues to be guided by a strategy adopted in 2008 for a community half its current size and with a median age ten years younger. STCA has developed the evidence base for a new Place Plan covering Postcode 2316 and is encouraging Council to give the Plan statutory weight, supported by a draft Council motion.
